Reserve Fund Study

A reserve fund study is a planning tool designed to help a Owner's Association board to anticipate, and prepare for the property's major repair and replacement projects over the long term. The Reserve Study consists of two parts: the Physical Analysis and the Financial Analysis.

The Physical Analysis provides information about the physical status and replacement costs of the building components that the Association is responsible for maintaining.

The Financial Analysis provides financial details on the Association's reserve income and expenses, the current Reserve Fund strength and recommendations for an appropriate Reserve contribution rate (Funding Plan). The RS shall be conducted in accordance with the RERA requirements and other international industry standards.
